1. About these website terms
These terms govern use of the Stinrichley & Michaels website, which presents Stinrichley & Michaels Realtors and Stinrichley & Michaels Concepts. The business is based in Ibadan, Oyo State, Nigeria. References to “we”, “our” or “us” mean Stinrichley & Michaels in relation to this website.
These terms are intended for visitors worldwide. Availability online does not mean every service is offered in every country or that local property, licensing, tax or consumer requirements are the same everywhere. Mandatory laws that apply to you or a particular transaction are preserved.
Please use the website in accordance with these terms. They govern website use and do not, by themselves, form an estate-agency instruction, tenancy, sale agreement, construction contract, design appointment or investment arrangement. Any paid engagement requires its own agreed terms.
2. Our divisions and separate engagements
Realtors covers acquisitions, brokerage, leasing, short-let requirements, property management and development. Concepts focuses on luxury home remodelling, renovations, interior design and space planning.
Scope, fees, commissions, payment milestones, responsibilities, professional appointments, delivery dates, cancellation rights and any refund arrangements must be confirmed for the particular engagement. Website descriptions and preliminary conversations are not a substitute for that agreement. Applicable statutory cancellation and refund rights are not removed by these website terms.
3. Property information and due diligence
Listings, asking prices, availability, features, dimensions, tenure and stated documents are provided as information for an initial enquiry. They may change and may rely on information supplied by owners, developers or other parties. We seek to present information with reasonable care; please ask for current confirmation and report any error you notice.
An advertised asking price is not a completed valuation or a promise that an offer will be accepted. A reference to Governor’s Consent, an approval or any other document is a description of stated documentation, not independent confirmation of legal title, planning compliance, authenticity or freedom from encumbrances.
Before entering a transaction, obtain the inspections, legal checks, title searches, surveys and tax or financial advice appropriate to the property and jurisdiction. Nothing here removes duties that the law imposes on us or permits misleading statements. Listings are not a binding offer to sell, let or reserve a property.
4. Interiors, imagery and investment information
Design descriptions, illustrative layouts and concept images help explain possibilities. Actual suitability, measurements, finishes, materials, approvals, contractor responsibilities and final prices require a site-specific assessment and agreement. Any preliminary estimate is subject to the assumptions and scope stated with it.
Some images are architectural concepts or AI-enhanced images, identified on the relevant page. An illustrative concept is not evidence of a completed project, a property for sale, an exact specification or a promised result. Property photographs should be read with the listing details and confirmed through an appropriate viewing.
General property or investment content is not personalised financial, legal, mortgage or tax advice. We do not guarantee capital appreciation, rental income, occupancy or investment returns. Obtain independent advice suited to your circumstances.
5. Enquiry tools and communications
The enquiry tool creates a brief in your browser for you to review, copy or open in your email app. “Prepare my enquiry” does not send it to the business. “Email this enquiry” opens a draft addressed to contact@stinrichleyandmichaels.com; you must press Send in your email app. This website cannot confirm email delivery.
Preparing a brief, requesting a viewing or sending a message does not reserve a property, guarantee an appointment, appoint us as your agent, or commit either party to a paid service. We must separately confirm the relevant arrangements.
The website currently has no checkout and does not collect property deposits or service payments. Any payment arrangement must be agreed separately. Do not place payment-card details, passwords, identity documents or other confidential records in the initial brief.
6. Acceptable use and material you send
You may browse the website and use its enquiry tools for lawful personal or business enquiries. Do not attempt unauthorised access, defeat access controls, introduce malware, disrupt the service, impersonate another person, send unlawful or abusive material, or use automated collection in a way that infringes rights or applicable law.
Send only material you are entitled to share. You retain your rights in your own text, photographs and plans. When you send them to us, you permit the use reasonably needed to respond to your enquiry or perform an agreed service; this is not an unrestricted licence to publish your confidential material.
If a contract requires a minimum age or legal capacity, you must meet the requirements applicable to that engagement. Do not submit someone else’s private information without an appropriate lawful basis.
7. Website content and third-party services
Website text, branding, layouts, photographs and other content are owned by us or used subject to the rights of their respective owners. You may view pages and keep a reasonable copy for considering our services. Other copying, republication, commercial reuse or use of our branding requires the relevant permission unless the law permits it. Third-party marks remain the property of their owners.
Links to property portals, social networks, WhatsApp and other services are provided for convenience. They operate under their own terms and policies. A link is not a guarantee of all content, security or availability on an external service.
The current private site uses ChatGPT sign-in for access. Any account you use with that provider remains governed by the provider’s terms. Do not share credentials or try to bypass access restrictions.
8. Personal information
Our Privacy Policy explains the handling of information and our Cookie Policy explains cookies and similar technologies. Both are available in the footer. Accepting these website terms or simply continuing to browse is not, by itself, consent to optional tracking or unrelated direct marketing.
9. Availability and responsibility
We may maintain, correct or update the website and cannot promise uninterrupted access or that every third-party detail will always be current. We will exercise the care required by applicable law. Tell us about an error or access problem so it can be considered.
To the extent permitted by applicable law, we are not responsible for losses caused by misuse of the website, independent third-party services or events outside our reasonable control, or for business losses that are indirect and were not reasonably foreseeable. Any limitation applies only so far as it is lawful and fair in the circumstances.
Nothing in these terms excludes or limits liability for fraud, fraudulent misrepresentation, death or personal injury caused by negligence, or any other liability or consumer remedy that cannot legally be excluded or limited. Statutory protections against inaccurate or misleading information remain unaffected.
10. Applicable law and resolving concerns
These website terms are governed by Nigerian law, subject to mandatory consumer and other protections that apply in your place of residence or to a transaction. Courts of competent jurisdiction in Nigeria have non-exclusive jurisdiction; this does not deprive you of a right to bring a claim, complaint or remedy in another jurisdiction where mandatory law gives you that right.
Please raise a concern using the email, telephone number or postal address in the Contact Information section below, identifying the relevant division and the issue. You do not have to complete an informal complaint process before using a statutory remedy where the law allows it.
11. Changes and interpretation
Updates will carry a revised date and apply to future website use, subject to any notice required by law. A website update does not retrospectively alter a separately agreed service contract. If a provision cannot lawfully apply, it is limited or set aside as necessary, while the remaining provisions continue where legally possible. No provision takes away a mandatory local right.
