1. Scope and meaning
This policy covers cookies and similar storage in connection with the Stinrichley & Michaels website, serving both Realtors and Concepts. It applies to visitors worldwide, with local consent and privacy requirements taking priority where applicable.
Cookies are small records stored by a website or service in your browser. Related technologies include local or session storage and tracking pixels. A session cookie normally expires when its session ends; a persistent cookie has a stated lifetime unless removed earlier. Cookies can be set by the website’s platform or by a separate service you visit.
2. The website’s own features
The current custom site code has no cookie-setting code, persistent browser storage, analytics tags, advertising pixels or embedded social-media widgets. Its fonts and images are served as site assets. Social and property-portal buttons are ordinary external links.
| Feature | What happens | Duration or control |
|---|---|---|
| Enquiry fields and generated brief | Held in the open page; not submitted to a business database or saved by our code to cookies or browser storage. The email action passes the prepared text to your chosen email app. | Clear the fields or leave the page. Browser restoration and autofill can retain data separately. |
| Copy brief | Writes text to the device clipboard only when you choose the copy action. | Your device controls how long it remains and whether clipboard data syncs. |
| Menu and photo galleries | Keep their current display state in the page without a tracking cookie. | While the page is open; browser page restoration may preserve state. |
| Selected service or property | Some selections appear as page-address parameters to prepare the next page. | Can remain in browser history or hosting access records; these are not cookies. |
3. Hosting and sign-in cookies
The current private site is hosted through ChatGPT Sites and presents ChatGPT sign-in for access. That platform has its own cookie practices, distinct from our custom website code. Its documentation lists the examples below for .chatgpt.site. This list describes provider-documented possibilities, not confirmation that every listed cookie is present in your browser.
| Provider cookie | Documented purpose | Documented lifetime |
|---|---|---|
__Host-oai-sib | Service functionality | 365 days |
chatgpt_sites_siwc_login_<state> | Authentication | 10 minutes |
chatgpt_sites_siwc_session__Host-chatgpt_sites_session | Authentication | 400 days each |
__Host-appgarden-visitor | Analytics | 90 days |
These provider details were checked on 2 November 2026. Names, lifetimes and actual use can change with region, access route, account and choices. Additional cookies can apply on the provider’s own sign-in domains. See OpenAI’s Cookie Policy for its current list and controls, and its privacy information for related processing. We do not present provider analytics cookies as strictly necessary cookies set by our business.
4. Necessary use, optional use and consent
Storage that is genuinely essential to a service you request can be treated differently from optional analytics or advertising under applicable law. Optional storage must not be treated as authorised merely because a visitor continues browsing. Where consent is required for optional technologies we control, they must remain disabled until a valid choice is made, and refusing or withdrawing consent must be possible.
Our custom site currently has no optional tracking integration to switch on or off, so it does not display an “accept all” banner that would imply it controls the hosting platform’s cookies. Provider-managed consent and privacy choices must be managed through that provider’s available controls. This policy does not certify that a particular provider’s settings satisfy every local requirement.
If we introduce analytics, conversion measurement, advertising or third-party embeds, we must first update the relevant disclosures and put any legally required consent controls in place. Merely adding an advertising link to the footer does not authorise tracking.
5. Managing your choices
- Use any cookie or privacy controls the hosting/sign-in provider offers, taking account of your region and account.
- Use your browser’s site-data settings to inspect stored items and their expiry dates, block optional cookies, remove stored site data or restrict third-party cookies.
- Clear clipboard content, autofill and browser history separately if you want to remove information those features retain.
- Review the policies of external services before visiting them or sending a message. Those services control their own cookies and settings.
Controls are generally browser- and device-specific. Removing authentication or security cookies may sign you out or prevent access to this private site. Blocking optional cookies should not be confused with declining to provide the information needed for a requested service.
6. Questions and updates
For a question about our website features, contact our Privacy Officer using the details below and mark the message “Cookie enquiry”. For provider-controlled cookies, the provider’s policy explains how to contact it and use its controls. Our Privacy Policy, available in the footer, explains business information handling and applicable privacy rights.
We will revise this page when relevant website features or known provider arrangements change. The date at the top identifies this version.
