1. Who this policy covers
This policy covers the website and related business enquiries of Stinrichley & Michaels Realtors and Stinrichley & Michaels Concepts, together referred to as “Stinrichley & Michaels”, “we”, “our” or “us”. We are based in Nigeria. Stinrichley & Michaels is responsible for deciding how business correspondence sent to its two divisions is used for the purposes set out here.
For a privacy enquiry or request, contact our Privacy Officer using the email, telephone number or postal address in the Contact Information section below. Please identify the relevant division and mark your message “Privacy request”.
This is an international website notice, not a statement that the same law applies in every country. Nigeria’s data protection law applies to our relevant activities. Other laws, including UK or European data protection rules, apply where their territorial and other conditions are met. Mandatory local rights take priority over anything inconsistent in this notice. A separate notice or service agreement may explain additional processing for an actual property or design engagement.
2. Information involved in using the website
- Enquiry briefs: the tool uses your selected division, service, location, timing, optional budget and optional requirements. It does not ask for your name, email address or telephone number. Avoid adding identity documents, bank details or sensitive information to the free-text field.
- Information you send separately: if you send the prepared email or otherwise contact us, we receive the message and the sender or profile information your email or other chosen contact service makes available.
- Technical information: delivering and protecting the site involves hosting and network providers. Their systems can process IP addresses, browser and device information, requested pages, timestamps, referring pages and access or security records.
- Access and sign-in: the current private website uses ChatGPT sign-in for access. OpenAI handles that authentication under its own privacy information. Our enquiry tool does not ask for or receive your ChatGPT password.
The website can place a service, selected location, property type or listing reference in its page address when moving to the enquiry tool. These address parameters can appear in browser history or provider access records. The requirements and budget typed into the brief are not added to the website page address by our code. If you use the email action, they are included in the mailto link passed to your email app; its draft and history behaviour depends on your settings.
3. What happens to your prepared brief
Selecting “Prepare my enquiry” generates text and a pre-filled email link within the current page. “Email this enquiry” passes the recipient, subject and prepared brief to your chosen email app using a mailto link. You must review the draft and press Send in that app; opening it does not confirm that a message was sent or delivered. The website itself does not submit a message, upload the brief to a business database, or create a customer record with us. Our code does not save briefs to cookies, local storage or session storage. Browser and email-app features may retain draft information independently.
“Copy brief” writes the prepared text to your device clipboard at your request. You can paste it into an email to contact@stinrichleyandmichaels.com if you use webmail or the email draft is incomplete. Clipboard retention and synchronisation depend on your device settings. We receive the brief when you send it through your email or another contact service; that provider also handles the message under its own terms and privacy practices.
4. Why information is used and our legal bases
Where we receive personal information, our purposes and the relevant grounds, where required by applicable law, are:
- Responding to an enquiry and discussing a requested service: taking steps at your request before a contract, performing an agreed contract, or our legitimate interest in answering ordinary business correspondence where that ground is available.
- Running a safe and reliable website and resolving complaints: our legitimate interests in security and service administration, balanced against your rights, or a relevant legal obligation.
- Transaction records, compliance and legal claims: compliance with applicable legal duties and, where permitted, legitimate interests in establishing or defending claims.
- Optional marketing or optional tracking that we introduce: consent where the law requires it, or another lawful ground only where permitted. A service enquiry is not consent to unrelated marketing.
If information is required for a proposed contract or by law, we will explain that when requesting it and what happens if you choose not to provide it. You may decline optional information without losing access to the basic enquiry tool.
5. Who may receive information
Information sent to us is used by the people handling your enquiry and, where necessary for the agreed purpose, relevant service providers or professional advisers. If your request needs both divisions, we may coordinate the enquiry between them. We will explain any proposed disclosure to a property owner, developer, contractor or other transaction participant before sharing information where the circumstances or law require it.
Information may also be disclosed where a lawful requirement applies, to protect rights or safety, or in a business transfer subject to appropriate protections. We do not sell or rent the personal information you send us as a business enquiry. Our custom website has no advertising pixels or tools for cross-site advertising data sales.
External links, including WhatsApp, Facebook, Instagram, X, RESAAS, Houzz and our property portal, take you to separate services. Merely displaying these links does not embed their social tracking widgets in our pages. Once you visit those services, their own privacy and cookie rules apply.
For the hosting and sign-in service, see OpenAI’s privacy information, including the regional version relevant to you. Its provider practices are separate from the browser-only brief tool.
6. International handling
The business is based in Nigeria, and online communication and hosting providers may process information in other countries. Your location alone does not mean your information stays in that country.
Where we arrange a cross-border transfer subject to data protection restrictions, we must use a permitted transfer mechanism, such as a recognised adequacy arrangement, appropriate contractual safeguards or a legally available exception. We will not treat using this website as blanket consent to an international transfer. You can ask which recipients, locations and safeguards apply to information that we hold about you. The providers’ own notices explain transfers they carry out for their services.
7. How long information is kept
We do not maintain a server-side store of briefs generated by the current website. For correspondence actually sent to the business, retention depends on whether the enquiry remains active, whether it becomes a service relationship, relevant legal or record-keeping requirements, and the reasonable period needed to resolve a complaint or claim. Once those purposes end, information should be deleted or anonymised rather than kept indefinitely.
Technical records and provider-held messages have the retention arrangements of the relevant service. Device clipboard, autofill and history retention are controlled by your browser or device. Ask us for the retention criteria or applicable period for a particular category of business information.
8. Your rights and choices
Depending on the law that applies and any lawful exceptions, you may request access, a copy, correction, deletion, restriction, portability, or information about how your data is handled. You may withdraw consent without affecting earlier lawful processing. Where available, you may use an authorised representative, appeal a decision on your request, or exercise additional local privacy rights.
Your right to object: where processing relies on legitimate interests, you may object on grounds relating to your situation. You may object to direct marketing at any time.
Send requests privately to our Privacy Officer using the contact details below. We may need proportionate information to confirm your identity and locate your records. We will respond within the time required by the applicable law and explain any lawful restriction, extension or fee. We do not require you to post identity information on a public social page.
You may complain directly to the relevant supervisory authority without first contacting us. In Nigeria, this is the Nigeria Data Protection Commission. Where UK law applies, you can contact the Information Commissioner’s Office; where EU law applies, you can contact the competent authority in your country. Other local complaint and court rights remain available where applicable.
9. Security, children and automated decisions
The current site uses the hosting provider’s HTTPS delivery and restricted-access facilities. No internet service can promise absolute security. Keep sensitive documents out of the initial brief and agree an appropriate channel with the business before sharing them.
The services are intended for adult property and interior-design clients. We do not use this website to solicit children’s personal information. A parent or guardian can contact us about information a child may have sent.
The website’s enquiry tool does not make solely automated decisions with legal or similarly significant effects about housing eligibility, credit, pricing or access to a service.
10. Updates
We will revise this notice when the website’s processing changes and give additional notice where required. A future direct email-submission service, analytics integration or advertising tag will need to be assessed and reflected in the notice before it is introduced. The date at the top identifies this version.
